KLAY Digital Twin: Step Inside Tomorrow, Before It's Built

Before a project breaks ground. Before a showroom is built. Before a single unit is sold.
The question every property developer faces is the same: how do you make someone fall in love with something that doesn't yet exist?

For years, the answer was renders. Then films. Then VR headsets. Each step forward — a closer approximation of the real.
But approximation was never the goal.
KLAY is.
A New Kind of Presence : Digital Twin
KLAY is Kunkun Interactive's real-time digital twin platform — built from the ground up for real estate sales galleries. Not a visualisation tool. Not a virtual tour. A fully inhabited world, where buyers don't view a development — they step inside it.

Powered by Unreal Engine 5 and delivered through Pixel Streaming, KLAY allows a buyer to walk through a unit that hasn't been built, switch between floor plan types with a single touch, change interior finishes in real time, and stand at a window to watch the sun move across the city they are about to call home.
No rendering time. No loading screens. No distance between imagination and reality.
Just the project — alive.
Built for the Sales Gallery. Designed for the Buyer.
Every KLAY experience is purpose-built for the physical sales gallery environment — the most critical touchpoint in the entire property sales cycle.
A developer's sales gallery is where decisions are made. Where couples lean toward each other and say: this one. Where investors calculate not just numbers but feelings. That moment of conviction — the one that converts interest into a signed agreement — it lives or dies in the sales gallery.

KLAY was built to hold that moment.
On a touchscreen kiosk, a large-format display, or an iPad in a sales consultant's hands, buyers navigate through the development as if they are already residents. They explore the masterplan from above. They descend into individual buildings. They walk room by room through a furnished unit. They swap a marble finish for timber. They open a virtual window and look out.
And when they are ready — they decide.
The Technology That Disappears
The greatest compliment we receive about KLAY is not about the technology. It is about what buyers forget.
They forget they are standing in a sales gallery. They forget the building does not exist yet. They forget the screen.
They just feel.

This is what Unreal Engine 5 allows us to achieve — a level of visual fidelity and real-time responsiveness so high that the medium dissolves. Pixel Streaming removes the need for expensive on-site hardware; the experience runs through a browser, streamed from the cloud, with zero compromise in quality.
For the developer, this means KLAY can be deployed as a standalone kiosk, embedded into a web page for remote buyers, or projected onto a gallery wall — all from a single platform, all in real time.
One experience. Every screen. Every buyer. Everywhere.
From Cataluna to Alor Setar — and Beyond
KLAY's first chapter was written in Makassar, with Cataluna — a luxury residential tower by Citraland. Five exploration modes. Cinematic entry. Aerial masterplan. Room-by-room walkthrough. Unit customisation. Real-time day and night switching.
Then Alor Setar, Malaysia. 11 Tanjung by Imperio Group — a full residential complex, navigable through a single sales gallery touchscreen, bringing a waterfront development to life for buyers who had nothing to look at but a construction site.
Each deployment sharpens the platform. Each project teaches us something new about how people experience space — what they need to see, what they need to feel, and what finally moves them to say yes.
KLAY is now available for residential towers, mixed-use masterplans, and hospitality developments across Indonesia, Malaysia, Singapore, and the Middle East.
Not a Visualisation. An Experience.
We have spent years studying the difference between seeing architecture and feeling it.
A render can show you where the windows are. KLAY lets you stand at them.
A film can show you the lobby. KLAY lets you arrive.
A floor plan can tell you the dimensions. KLAY lets you understand — in your body, not just your mind — whether this is the place you want to live.
That is the promise of KLAY. Not better visuals. A better presence.
Because great design deserves to be felt — not just seen.
